Big news for Canton Township residents! The township’s Planning Commission has given a thumbs up to the preliminary site plan for Everton Reserve, a brand-new housing development set to include 62 detached single-family condominiums. This is a project that many have been keeping an eye on, and now the plans are officially greenlit!
Everton Reserve will be nestled on a sprawling 35-acre site located on the north side of Cherry Hill Road, sandwiched comfortably between Beck and Denton roads, and just behind the well-known Dodson Elementary School. It’s a prime location that promises to provide both accessibility and a touch of tranquility.
The residential project is being cooked up by Pulte Homes in collaboration with the Umlor Group, based in Wixom. This partnership aims not just at building homes but at creating a lovely community where residents can comfortably live and thrive. The Umlor Group is particularly focused on retaining the natural beauty of the area while enhancing the living experience for future residents.
What can future homeowners expect? The development plans include a scenic entrance off Beck Road, which will serve as a pleasant welcome for those walking, jogging, or simply entering the neighborhood. There’s also talk about the convenience of maintenance services, such as lawn care and snow removal, which are sure to attract millennials and empty nesters looking for some ease in their lives.
In a nod to walkability, sidewalks will be woven throughout the development and leading outside to nearby areas. However, to preserve the beautiful natural features near a pond, some areas will be exempt from sidewalks. A fascinating addition is a proposed 10-foot-wide easement, which hints at a potential future trail connection to the ITC corridor. Nothing like a good walk in nature to unwind after a long day!
Since nature is at the forefront of planning, it’s important to note that the site does contain several wetland areas. The developer will be applying for a wetland permit with the Michigan Department of Environment, Great Lakes, and Energy. This step ensures that the project respects and protects the ecology of the area.
As for traffic, a study has shown minimal impact on the current roadways, which is great news for locals! Existing infrastructure is deemed sufficient to handle any additional traffic. However, a recommendation has been made to add a right-turn lane at the Beck Road entrance to keep things flowing smoothly, with final okay needed from Wayne County.
It’s essential to address safety, particularly with Dodson Elementary School in close proximity. One concerned commissioner addressed the potential increase in traffic during school hours, highlighting the need for thoughtful planning in the area. It’s all about keeping our community safe while welcoming new neighbors!
The proposal is set to move forward to the Canton Township Board for further evaluation before returning to the Planning Commission for a final site plan check. Residents will want to keep an ear out for what’s next, as this project unfolds!
