What’s on the Horizon?

The plan revolves around the construction of a storage tower that promises to impact the local economy positively. Temperform, a tenant of Novi Industrial, is on board with the project and specializes in crafting heat, corrosion, and wear-resistant alloy castings. They stand ready to take advantage of the newly available facilities that the sand silo will provide.

Initially, city staff found themselves in a bit of a pickle. When they held a concept meeting, they realized that part of the tower’s base had been inadvertently built on city-owned land. This issue meant that city officials couldn’t give a green light to the initial concept for the tower, throwing a wrench in the works.

A Collaborative Solution

Not one to give up easily, Novi Industrial took the initiative to explore obtaining zoning variances. Unfortunately, it turned out that there wasn’t enough space on their own land to accommodate the sand silo—even with the variances. So, they pivoted and asked the city if they could buy a portion of its land instead.

The land in question is located at the scenic southeast corner of the Water Tower Park, situated at the intersection of Novi Road and Trans X. This strategic location will add convenience for both the construction and future operations.

Councilwoman Priya Gurumurthy expressed a concern during discussions about needing to ensure that land ownership was confirmed before any construction began on surrounding properties. Keeping a careful watch over property rights is always a priority for city officials. Meanwhile, the city attorney, Thomas Schultz, pointed out that such a situation is likely a rare occurrence and won’t easily be addressed by changing regulations.

Reaching an Agreement

In a stroke of cooperation, Novi Industrial worked hand-in-hand with city staff to determine how to carve up the land fairly. Instead of merely granting an easement to the company, they found a way to sell just under 0.783 acres of land that would meet the needs of both the city and the industrial firm.

Importantly, this sale does not touch the developed areas of the Water Tower Park or the actual water tower, ensuring that community amenities remain well intact. As part of the transaction, Novi Industrial has agreed to maintain continuous access from Trans X Road to the city’s water tower, assuring that city operations run smoothly.

They’ve also included a declaration of ingress and egress along with a utility easement for good measure, further securing the city’s interests.

Next Steps

Once the sale is completed, Novi Industrial will still need to put in a request for site plan approval before breaking ground. The Novi City Council has unanimously approved this sale, reflecting a strong commitment to fostering local industry while maintaining responsible city governance.

All funds raised from this sale will flow directly into the capital improvement program fund, which is good news for residents. Mayor Justin Fischer has already pointed out that these funds could potentially be used for enhancing pathways at the nearby Villa Barr Art Park, continuing to improve community spaces for everyone to enjoy.
