News Summary

Northfield Township, Michigan, is set to welcome a new development called The Groves of Whitmore Lake, comprising 328 rental apartments and an 8,000-square-foot commercial building. This construction project aims to enhance community living with eco-friendly designs, such as preserved natural areas and various amenities. The developers anticipate an increase in school enrollment as new families move in. With construction expected to start in early 2025 and complete by 2026, this project is positioned to rejuvenate the area by providing much-needed housing and local services.

Exciting New Development on the Horizon: The Groves of Whitmore Lake!

Northfield Township, Michigan is about to see some big changes with the introduction of a new development that has everyone talking! The proposed project, known as The Groves of Whitmore Lake, will be built on a stunning 65-acre parcel of vacant land just off U.S. 23. This development is set to be a game-changer for the community, creating a vibrant neighborhood where families can thrive.

What’s in Store for Local Residents?

The Groves will feature a total of 328 rental apartments, making it an impressive multi-family housing option designed to meet the needs of modern families. But that’s not all! Included in the plan is an 8,000-square-foot commercial building that aims to house various restaurants, retail shops, and service businesses. Just think of the convenience—no more long drives just to grab a bite or do some shopping!

A Community-Centric Design

Developers Schostak Brothers and Co. from Livonia, along with Auburn Hills-based Detroit Riverside Capital, are keen on creating more than just a living space. The apartment complex will boast a clubhouse equipped with a golf simulator, a fitness center, and numerous remote workspaces. There will also be common areas perfect for resident gatherings, fostering a sense of community that can sometimes be hard to find.

A Green Approach

In keeping with the current trend of eco-friendly developments, at least 20 acres of the southern section of the property will be set aside to remain natural. This includes the conservation of mature trees as well as six acres of wetlands. Residents and visitors can look forward to enjoying nature trails and some wonderful proposed features like a gazebo, a dog park, grilling stations, and a pocket park for leisurely afternoons.

The Advantages of Location

One major appeal of The Groves is its fantastic location. The planned entrance is situated less than half a mile from the busy U.S. 23 interchange, which averages over 6,600 vehicles daily. A traffic impact assessment indicates only a minimal impact on the existing traffic, suggesting that while necessary left- and right-turn lanes will be provided, there’s no requirement for additional traffic signals. That means residents will enjoy easy access to and from the development!

Who’s Expected to Move In?

As the area gears up for an influx of new residents, local schools, particularly Whitmore Lake schools, are expected to see an increase in enrollment. This aligns perfectly with the overall aim of The Groves, which is to offer vibrant and family-friendly housing in an area experiencing less development compared to its neighboring regions like Ann Arbor. The apartments are anticipated to be rented at market rates, with potential affordable units being explored by the developers, speaking to the diverse needs of the community.

What’s Next for The Groves of Whitmore Lake?

The initial project introduction, originally set for January 8, 2025, has been rescheduled to January 22, 2025. Developers plan to kick off construction in phases, starting with around half of the apartments, and are aiming for overall completion by 2026. So, keep an eye out for updates as this exciting new community comes to life!

In conclusion, The Groves of Whitmore Lake promises to be more than just a development; it symbolizes a new chapter in Northfield Township where community enrichment, convenient living, and nature-friendly spaces go hand-in-hand. It’s a positive step forward for anyone looking for a place to call home!
